Tours and Visits

You’re welcome to tour Little Tuscany in person or explore your options online. Contact us or schedule a tour online, and we’ll be happy to show you around available homes and take you through the community at 1000 Fern St SW in South Westside Olympia, WA.

Application and Leasing

All applications are completed online. Visit our Floor Plans page, choose the layout you’re interested in, and scroll down to view available homes. From there, you can apply directly.

When applying, you’ll need to provide a valid photo ID and take a selfie to verify your identity. You’ll also need to provide proof of income to show that you meet the income requirements. (See below)

To qualify, you’ll need to earn at least 2.5 times the monthly rent of the home you’re applying for. This requirement can be met by one person or a combined household income.

We can accommodate 10-12-month leases, so you can choose the option that works best for you.

No, for the comfort of our residents and the integrity of our community, subleasing or subletting is not permitted at Little Tuscany Apartments & Townhomes.

Yes, renter’s insurance is required for all occupants for the full duration of your lease.

You will receive a renewal letter with an offer approximately 90 days before your lease ends. You can accept the renewal offer online or contact the office if you’d like to discuss options.

Little Tuscany is a conventional property, but we do accept Section 8 vouchers and other housing assistance programs.

Move-In and Move-Out Support

There is a $60 application fee for each applicant age 18 or older. We do not charge an admin fee.

If you need furniture, you can use CORT Furniture for rental or purchase. Just let them know that Little Tuscany referred you. On move in day, feel free to come to our on-site team with any questions.

We want you to make your space feel like home, however some restrictions do apply. Because requests can vary, please contact the office with your specific question so we can give you the right guidance.

Lease terminations require the payment of a lease buyout fee, outlined in your lease agreement, and is usually 2 months' rent.

You’ll need to give 20 days’ written notice using our Notice to Vacate form (available in the office).

After you submit the required written notice, remove all your belongings and clean the home. On your last day, return your keys to the office and fill out a Key Return Form (you’ll receive a copy for your records).

Per Washington State law, your Move Out Statement and any applicable refund or balance owed notice will be mailed within 30 days.

Fees and Payments

The security deposit is due when you apply, along with your application fees, and is paid as a holding deposit to take the home off the market while your application is screened and approved.

Utilities aren’t included in the price of your monthly rent. They’re billed separately and paid along with your rent, and the total will vary each month based on usage.

We recommend Xfinity for cable and internet.

You can pay online through our resident portal at BILTRewards.com. You can also pay by personal check, money order, or cashier’s check.

We do not have any additional amenities fees or technology fees.

Maintenance and Requests

You can submit a maintenance request through our RentCafe Resident Portal. You can also call the office or stop by in person to make a request.

We aim to address all maintenance requests within 72 hours. Emergencies are prioritized.

Pets

Yes, Little Tuscany Apartments and Townhomes is a pet-friendly community. We welcome up to a maximum of 2 pets per home.

A pet deposit of $350 per pet is required at move-in, and a monthly pet rent of $45/month per pet is billed with rent each month.

We have a breed restriction list that our leasing team can send you upon request. Contact us if you have any questions.

You’ll have access to an on-site pet park and a back gate that leads to Decatur Woods Park and its walking trail. We also have pet treats and water in the leasing office.

Amenities and Facilities

Our Olympia apartment community features an outdoor swimming pool, a 24-hour game room (with billiards, shuffleboard, and a dart board), a 24-hour fitness center, outdoor BBQ area, pet park, gazebo, clubhouse, and 4 EV charging stations.

All our townhomes and apartments for rent include a full-size, side-by-side washer and dryer. We do not have shared laundry facilities.

Yes. You’ll find several areas throughout the community to lock up your bicycles, plus a bike garage you can use for extra security. The bike garage also has a bike pump.

Residents are responsible for setting up internet access with their chosen provider.

USPS will place your package in your mailbox if it fits. If it doesn’t, they’ll use a larger parcel box and leave a key in your mailbox. If it’s too large for the parcel box, it will be brought to the office. Amazon, FedEx, UPS, and OnTrac packages are delivered to your front door.

Homes are not furnished, but you can rent (or purchase) furniture through CORT Furniture. They deliver and pick up when you’re finished—just tell them Little Tuscany Apartments referred you.

Community and Lifestyle

Yes. Little Tuscany Management hosts a number of events throughout the year, including seasonal gatherings like Valentine’s, St. Patrick’s Day, summer BBQ/pool events, Halloween activities, and a year-end holiday party. Twice a month, we also host Donut FriYAY with free bagels and donuts.

Yes. Quiet hours in our rental community are 10 PM to 8 AM every night.

You can report noise concerns to management by email or in person.

Little Tuscany is within the Olympia School District and near schools such as Hansen Elementary, Garfield Elementary, and Capital High School. Kindercare is about one block away, and the bus stop for the local schools is located in front of the community or at the corner about one block away.

Little Tuscany is located 3 blocks from Capital Mall on Black Lake Blvd in West Olympia. We are surrounded on two sides by tall pine forests, one of which is a branch of Decatur Woods Park, which connects to our community through a paved trail to the property's back entrance. You’ll also find many nearby restaurants, shops, and theaters, plus convenient 6-minute commutes to downtown Olympia and the waterfront. Bus service is available near 9th and Fern, 1 block away, and on 9th and Black Lake, 2 blocks down. We are 1.5 miles from the Freeway Entrance to the 101 and I-5.

Little Tuscany is a no-smoking community. Smoking of any kind—including vaping, marijuana, cigarettes, cigars, and e-cigarettes—is not allowed anywhere on the property.

Parking

Yes, we have free parking available throughout the property on a first-come, first-served basis. Covered parking is available for $45 per month, and standalone garages are $200/month per garage.

Our Guest Policy is outlined in the lease agreement and should be followed accordingly.

Yes. Little Tuscany is proud to offer four EV charging stations available for residents and guests of our South Westside Olympia apartment community.
